Site Plan Control Application proposes the development of a 6-storey municipal shelter building containing a total of 36 sleeping rooms, comprising a mix of 1, 2, 3, and 4-bed rooms, for a total of 76 beds. A paved access for Wheel-Trans loading is proposed along Eglinton Avenue West, adjacent to the southern property line. No below-grade parking levels are proposed; however, 19 bicycle parking spaces will be provided on site. The proposed development has a total GFA of 2,438.57 square metres, resulting in an FSI of 2.68. In addition, the proposal includes 344.30 square metres of indoor amenity space and 240.70 square metres of outdoor amenity space.
