Combined Official Plan & Zoning By-law Amendment for a 2 tower mixed-use building (45 and 49 storeys) atop the historic Dominion Public Building. There are no proposed changes to the built form permitted by previously-approved OPA 507 and Site Specific By-law 1251-2022. There will be a reduction to the amount of required non-residential gross floor area ('GFA") and an increase in the permitted residential GFA. The application also proposes to modify the north elevation of the Dominion Public Building to support the re-use of the building's ground floor as retail space. A new 500 square metre community space is proposed within the building.
